Ground cover for Peoria, AZ

I manage a small group of condos in Peoria, AZ. In one of our landscaped areas, we have a mature Brazilian Pepper tree, and a large, multi-trunked, olive tree. Both create large shade envelopes that prevent the Bermuda turf from growing in the shaded area, even though some filtered sunlight penetrates through the trees. These shaded areas are watered by the lawn irrigation system, and the moisture level can be regulated easily. During our overseed season, these areas respond to the perennial ryegrass that is sown. But in the late Spring, increased temperatures and humidity cause the rye to die back, leaving us with two large brren patches. I'm looking for a shade tolerant ground cover that can survive year round in this environment. I've developed a list of prospects, but I'm not sure of the plusses and minuses of each. Here they are: Galium Odoratum (Sweet Woodruff), Laminum Maculatum (Dead Nettle), Oxalis Oregana (Redwood Sorrel), Pachysandra Terminalis (Japapese Spurge), Sarcocca Hookerana, Vina Minor (Periwinkle).
